Three smaller SGX dividend payers are set to issue their business updates within two weeks of each other this coming November.

    Company Ticker Business update date
Elite UK REIT SGX: MXNU Monday, 2 November 2026
United Overseas Insurance SGX: U13 Thursday, 5 November 2026
United Hampshire US REIT SGX: ODBU Friday, 13 November 2026

These quarterly updates usually carry less detail than full results.

Nevertheless, they can still tell you whether the forces behind each company’s first-half numbers are at work.

Here’s the thing: in all three cases, the first-half headline told only part of the story.

Can Elite UK REIT turn a stronger balance sheet into steady DPU growth?

Elite UK REIT (SGX: MXNU) owns 148 commercial properties across the UK, valued at £488.8 million on a pro forma basis as at 30 June 2026.

Crucially, UK government tenants occupy more than 99% of the portfolio under long-term triple-net leases.

On the surface, the trust’s first-half performance for 2026 (1H2026) looked flat.

Revenue edged up 0.8% year on year (YoY) to £18.9 million, while distribution per unit (DPU) grew a modest 0.6% to £0.0155.

A year earlier, the REIT booked a one-off dilapidation settlement that inflated the year-ago base.

Strip it out, and adjusted net property income (NPI) grew 5.0% YoY to £18.0 million, while adjusted DPU rose 3.3%.

Management has also taken active steps to de-risk the trust’s balance sheet.

Net gearing fell to 34.6% as at 30 June 2026, from 40.7% at the end of 2025, and 99% of borrowings sit on fixed rates.

In February 2026, a lease regear with the Department for Work and Pensions stretched the weighted average lease expiry to 7.1 years from 2.4 years.

While management expects full-year DPU to rise steadily, it remains cautious given broader macroeconomic uncertainties.

On 2 November, watch the next acquisition.

Unitholders have approved the purchase of five government-leased properties for £31.9 million, and proceeds from divestments in Wales will fund £9.3 million of that.

How the manager funds the rest will shape both gearing and DPU.

Also watch Lindsay House in Dundee, a £19.4 million student accommodation conversion due to open in September 2027.

Will UOI’s underwriting gains outlast a shrinking top line?

United Overseas Insurance Limited (SGX: U13), or UOI, is a Singapore-based general insurer within the United Overseas Bank (UOB) group.

Its 1H2026 numbers pulled in opposite directions.

Insurance revenue slipped 8.9% YoY to S$52.1 million.

At the same time, net profit after tax expanded 28.4% to S$11.1 million.

    How did that happen?

Management put the softer top line down to timing.

Business grew during the half, but UOI will recognise that revenue in future periods.

    Claims also eased.

Lower gross incurred claims reduced overall insurance service expenses to S$37.2 million, lifting the net insurance service and financial result by 37.1% YoY to S$7.0 million.

UOI lifted its interim dividend to S$0.09 per share from S$0.07 earlier, representing a total cash distribution of S$5.5 million.

The group held S$76.3 million in bank balances and fixed deposits as at 30 June 2026 and had no borrowings.

The big question on 5 November is whether revenue recovers as the deferred business flows through. Watch claims too.

Management has flagged claims inflation as a risk.

Also note that hedging and favourable currency movements added S$1.1 million to non-underwriting income in the first half.

Those gains may not repeat, so underwriting will need to carry more of the load.

Can UHREIT’s acquisitions keep DPU growth ahead of a bigger unit base?

United Hampshire US REIT (SGX: ODBU), or UHREIT, owns 21 grocery-anchored and necessity-based retail properties in the US, along with two self-storage properties, valued at US$798.5 million.

In 1H2026, gross revenue rose 5.8% YoY to US$37.8 million, while NPI grew 6.4% to US$25.5 million.

Distributable income followed suit, climbing 5.8% to US$13.7 million.

DPU is where the growth thinned out: it rose 3.4% YoY to US$0.0216.

Part of the reason is simple: more units now share the income.

Units in issue rose to 608.2 million from 596.9 million a year earlier, partly through the distribution reinvestment plan and the payment of management fees in units.

Grocery and necessity assets held committed occupancy at 97.6%, and self-storage occupancy rose 430 basis points to 93.5%.

Two recent buys, Dover Marketplace in August 2025 and Wallingford Fair in January 2026, both contributed to the YoY comparison for the first time.

When UHREIT updates on 13 November, watch whether acquisitions and built-in rent escalations can keep distributable income growing faster than the unit count.

Also check that the St Lucie West development, fully pre-leased to Florida Blue for 10 years, stays on track for completion by 1Q2027.

Get Smart: Read the update against the half-year results

A business update may not hand you a fresh DPU or dividend, but it still gives you enough to test the story.

Before each update, jot down the one driver behind the last set of numbers.

For UHREIT, it’s whether distributable income keeps growing faster than the unit count.

When the update arrives, check which way that driver has moved.

If it moves the right way, the next distribution stands on firmer ground.

If it doesn’t, you’ve got an early warning before the full results arrive.
